Bernborough Ascot - Construction Progress
The first stage, Fig Tree House, was completed in 2023, with all 69 apartments selling out.

Magnolia House Construction Begins with a Winning Crane Name
October 2025 - Macgregor State High School student Zainabu Abdulganiu has left her mark on Bernborough Ascot, winning the competition to name the cranearriving soon on site. Her winning entry, Eternal Stable, will take pride of place as construction begins on the community’s third building, Magnolia House.
The competition, run through the Property Council of Australia’s Girls in Property initiative, introduces female students to careers in property and construction. Builder Balmain & Co is now underway, with the crane installation scheduled for November. Magnolia House will feature two- and three-bedroom apartments, three penthouses, and a rooftop dining space with sweeping racetrack views.
Poinciana House Celebrates Completion
March 2025 - A momentous milestone in the second stage of Bernborough Ascot has come to fruition with the completion of Poinciana House. This luxurious new residence, featuring 53 new luxury apartments, is now also home to the Poinciana Café, open for breakfast and lunch, offering stunning outdoor views of the expansive new bowling green.
The new leisure facilities and Wellness Centre are now in full swing, with residents enjoying exclusive access to an indoor heated magnesium pool, a fully equipped gym, and an infrared sauna. Additionally, the newly opened Pavilion dining room and the sophisticated Ascot Lounge provide elegant spaces for social gatherings and relaxation.
Progress: Poinciana just months from move-in
January 2025 – The new year is off to a flying start at Poinciana House, now just a few months away from welcoming its first residents. Trades have been busy across all floors, with services coming online and final touches and checks underway.
On the ground floor, finishing trades are progressing with tiles, floor coverings, joinery and painting. Up on levels one to six it’s checking for any trade defects and making rectifications to ensure each home is ready for move-in day.
Outside the focus has been on hardscaping and deck construction around our beautiful old fig tree. Excitingly, the scaffolding has all now been removed and the overall façade is 80% complete!
Progress: Apartments emerging at Poinciana
October 2024 - What an exciting last few months at Poinciana House! Our apartments across all floors are really starting to look the part with their first coats of paint on the walls. Kitchen cabinetry and benchtops have been installed across levels one to four, and cabinetry for levels five and six is being finalised. The ground floor has also received its first coat of paint and has cabinetry in progress.
Outside we’ve been busy constructing the bowling green and landscaping is underway. The crane has been dismantled and the internal lifts are operational! With scaffolding starting to come down, beginning with the upper levels, the building façade is slowly becoming visible and we can’t wait to see the remainder emerge over the next few months.
Progress: Poinciana House shaping up
July 2024 – It’s been all systems go at Poinciana House with our new builders, Balmain & Co, making steady progress since they took over the site. On the lower levels we’ve been busy sheeting and sanding to ensure smooth and finished surfaces throughout. All the necessary services have been installed on the ground floor, and levels two to four have windows!
Levels five and six are also really starting to take shape, with framing and rough-in works completed and window installation about to start. Up on the roof we’re ready for the installation of plant equipment and waterproofing measures.
We’re now really working our way towards the building being watertight, with all glazing and roof works set for completion in September.
Action back underway at Poinciana House
April 2024 - It has been so good to see activity at Poinciana House over the last month. We’re pleased to now have a new builder on site undertaking early works and coordinating all subcontractors. Our previous site managers are also continuing on the project to help ensure a smooth transition.
Keyton recently took formal control of the site following St Hilliers, the builder overseeing construction, going into voluntary administration in February. We’re so excited to continue work on Poinciana House and look forward to construction being back in full swing very soon!
Progress: Poinciana House tops out
January 2024 – The construction of Poinciana House reached an important milestone this month, officially topping out when the roof slab was poured in late-January. We’ve also poured the roof of the external stairs and amenities. With the concrete of all floors now at full strength, next will be progressively removing the back propping that has been temporarily supporting the building up to now.
Partition framing for levels one and two is complete and we’ve begun services/linings and window subframe installation on these levels. Partitions and services works next move up to levels three and four.
Progress: Poinciana House, Level 4 of 7 Complete
November 2023 - Poinciana House has gone from strength to strength in the last few weeks, quite literally! After 97,000 project hours, the structure for four of the seven levels is now complete. Steelwork on the ground floor and level one is firmly in place and work has begun on level two, adding further strength and structure to the new building.
Finishes works have also been ongoing, with construction of the partitions for the ground floor, levels one and two in progress. Installation of electrical, mechanical and hydraulic services are also underway. Next up for the team is completing the structures of levels five and six, and finalising the roof structure.
Progress: Poinciana House reaches halfway vertical height
October 2023 - Poinciana House is well and truly taking shape, reaching the halfway point of its vertical height! With the slab pours for levels one to three now complete, level four has commenced with its first pours occurring in late October.
The team has started construction of the partitions (steel framed walls) to both the basement and ground floor. Installation of electrical, mechanical and hydraulic services are also underway. The Practical Completion Date of mid/late 2024 is well on track.
Progress: Civil works at Poinciana House now complete
July 2023 - We are excited to announce that civil works at Poinciana House have been completed!
With focus now shifting to building the structure, a tower crane was installed last month and concrete pours to the basement and ground floor slabs are well and truly underway. To date, 2,500m3 of concrete has been poured and 30,000 hours have been worked on the project.

February 2023 - This month we celebrated the start of construction of our second building at Bernborough Ascot, Poinciana House.
Designed by Cottee Parker, the seven-storey tower will feature 53 luxury one, two and three-bedroom apartments. It will also provide residents with a range of amenities including a restaurant, lounge, health and wellness centre, rooftop terrace and outdoor bowling green.
